New Kid on the Block
Business is booming for Jeff and his crew at Jeff Lewis Designs. Gage's first order of business is to schedule a trip to San Francisco where Jeff will be the keynote speaker for Design Week. This is a big opportunity for Jeff, and he is putting a lot of pressure on Sarah and Trace to hold down the fort while he's away.

Wake-up Call
Sarah continues to have trouble meeting Jeff's expectations, but when she forgets to bring a floor sample to an important client meeting, it's just too much for Jeff to handle. His frustration with his employees grows even more when Zoila arrives to work late and Jeff erupts at both Zoila and Sarah. Meanwhile, Jeff takes on a new client, Jeanne, but puts his foot into his mouth when he's introduced to her husband, Tommy Shaw, and doesn't realize that he's the guitarist and singer of the band STYX.

New York or Bust
Jeff and Jenni hit the streets of New York City with their longtime friend and client, Chaz Dean. Jeff has been working on Chaz's Hollywood Salon for the past two years and is hoping to add this New York space to the list as well –- but Jeff is still working on the Hollywood Salon and as the pressure builds to get that project finished, he realizes he may lose this job and a good friend. Meanwhile, Zoila's birthday is coming up and Jeff is determined to outdo the brand new car he bought for Zoila last year.

What Stays in Vegas
The motto at Jeff Lewis Design has always been to work hard and play hard, so when Jeff books another speaking engagement in Las Vegas, he decides to throw Sarah a bachelorette party and bring the whole gang along for the ride. It's still a business trip however, and when Gage and Jenni are the only ones to show up for the actual speaking engagement, Jeff realizes that he may not be able to rely on his staff as much as hoped. Meanwhile, back in LA, it's finally time for Zoila's birthday facelift.

Dropping the Axe
Zoila returns to the house where the doctor has prescribed bed rest for several weeks. Jeff, however, feels that Zoila is perfectly capable of some light chores -– no matter how disgusting they are. Meanwhile, Sarah's behavior continues to wear on Jeff, so he brings Jenni in full-time to help out with some important clients.

Don't Be Tardy to the Party
Jeff continues to take on more business, but with a smaller staff the pressure is on to maintain a steady pace at the office. The deadline to finish Chaz Dean's salon is fast approaching, and Jeff needs his remaining employees' full commitment. When he discovers that someone has been doing private design consultations on the side, things get ugly. With misbehaving staff, demanding clients, and absent-minded contactors, Jeff's temper starts to boil over.

Showdown at Sunshine Terrace
With the Chaz Dean salon remodel finally under his belt, Jeff sets his eyes on bigger and better things — specifically the Chaz Dean salon job in New York. But when Jeff realizes that Chaz has been mum on the subject, he gets worried that he won't hire him for the job. Meanwhile, Jeff continues work on Stacey Farish's home on Sunshine Terrace. Although Stacey is happy with Jeff's work, she continues to insult Jenni. As Stacey becomes more demanding and insulting, Jeff has to decide what's more important –- keeping his client happy or protecting the few loyal employees he has left.

Money Changes Everything
Jeff hires one of his trusty contractors, Randy, to work on a project in the Hollywood Hills. As the work begins, Jeff becomes suspicious of how Randy is spending money and a discussion about the issue quickly turns into a raging fight. Meanwhile back on the home front, Jeff deals with a medical emergency when his dog, Casey, is rushed to the vet for an emergency surgery.

Substitutes
The Hollywood Hills project is still in limbo, but Jeff has bigger things to worry about when Randy, the contractor, threatens legal action. If that's not enough to stress Jeff out, he's also forced to re-consider Jenni's future at the company when Gage finds a potential permanent employee that can commit to the position 100 percent as opposed to Jenni's part-time employment.

There's No Place Like Home
Even though his design business is booming, Jeff is starting to get the itch to flip houses again. As he's looking for properties though, he realizes that he's not really looking for a house to flip, but rather a home for him and Gage to build a family. Meanwhile, Gage finds a potentially lucrative venture for Jeff Lewis Design, but it also requires a sizable investment. When Jeff's dream home comes on the market, Jeff may be forced to choose between investing in a home or putting his money into the new business.

Reunion
After another season of designer meltdowns, Andy Cohen brings the entire Flipping Out cast -- including Sarah and Trace -- back together for the first time since the two were both let go. The group discusses the highs and lows of the past year and with feelings of betrayal on both sides, Sarah and Trace confront Jeff about the reasons why they were each fired. On the flip side, Jeff and Gage talk about their new home and the possibility of promoting Zoila from housekeeper to full-time nanny. And last but certainly not least, Jenni reveals some very exciting news about her boyfriend.
