We're in Business
Mike and MJ decide to go into business together to buy houses and renovate them right. But MJ is in for a surprise when he discovers Mike has already purchased their first project, then finds another potential investment 3.5 hours away.

Water: The Good, the Bad and the Money
MJ and Mike get a good deal on a St. Lawrence River eyesore in the Thousand Islands, but inherit a house full of asbestos and are forced to call in a remediation team. Back at the country house, water issues continue to dampen the mood as Mike and MJ also find out they are on the hook to replace the entire leaching field.

Demo, Digging and Dancing
Mike and MJ add a partial second story to the country house while dangerous structural issues in the river house force them to take down the roof and second floor walls.

What Comes Down Must Go Up
Facing major structural and water issues at the river house, Mike and MJ decide to take the whole house down so they can build it back up right. This is a major setback, and their profit will take a big hit unless they identify some areas to save. At the country house, they continue to solve the water issues but notice more water on the basement floor during a mechanical walk-through. MJ transforms the two-car garage into a functional and appealing workshop and living space.

Decisions and Delays
Trusses go up at the river house until MJ learns that the permits for the new build have not yet been approved. Mike goes to the council meeting hoping to hear good news, but it's a waiting game in the meantime. Back at the country house, Mike and MJ welcome their designer BFF Sarah Richardson, who offers some good advice. MJ starts getting pre-wedding jitters as his big day approaches.

The Wedding
The leaching bed is replaced at the country house and work progresses until Mike and MJ discover that an open permit remains on the barn; Mike decides to hire a designer for the first time; MJ and Lisa get married in a picturesque setting.
