Kirstie and Phil's Love It or List It - Season 11

Kirstie Allsopp and Phil Spencer return, beginning by helping Julia and Simon, who bought their home in Waterfoot in East Renfrewshire three years ago. Wth four children, one bathroom (with no bath), a small kitchen and a dining room referred to as a roundabout, serial house hunter Simon is ready to call it quits, while Julia has set down roots and is desperate to make their home work after moving six times in 10 years.

Kirstie Allsopp and Phil Spencer help Karol and Richard with their tired and impractical three-bedroom bungalow in St Osyth, Essex. They bought their home in 2022 after Richard's long-term prostate cancer diagnosis, hoping that single-storey living would ease future care but the practical plan has sparked tension. Karol is ready to list it. She's fed up with the dated décor, the tiny kitchen that can't fit the washing machine, and the single bathroom. But Richard is convinced that these issues can be solved. He would rather use the £22,000 potential moving costs to improve their house, but after 18 months of stasis, he needs Kirstie's help to find a way forward. Working with a £60,000 Love It budget, Kirstie proposes an internal reconfiguration to bring balance back to the home. But with Richard adjusting her plans from the beginning, she must draw on all her expertise to keep the project on course. Meanwhile, Phil faces his own challenges, finding sun-kissed gardens to satisfy Karol and enough kitchen storage for Richard, all within his £525,000 List It budget.

Kirstie and Phil head to Brampton in Cambridgeshire to help Richard and Bridget decide what to do about their dated and boxy 1990s home. They bought the four-bedroom house in 2012 but shortly after swapped the UK for Dubai when a dream job took them abroad. Now they're back and with both daughters preparing to move out, the house no longer feels like a home for Richard. But Bridget thinks they still have a future there - if Kirstie can work her magic.

Kirstie Allsopp and Phil Spencer meet Grantham couple Sam and Andy, who bought their bungalow shortly after wheelchair user Andy had a motorcycle accident, believing that single-level living would be the answer. But he has had enough of its dated interior, narrow corridor and uneven floor levels and wants somewhere new. Sam, however, believes they are better investing in home improvements. Kirstie and Phil settle bring their expertise to the table - but which way will the couple fall?

Lisa and Linda are divided over their three-storey Whitley Bay home. They bought the top-heavy house in 2015 to raise their daughter Isabella, but after a close family bereavement and years of illness, the last decade has been overshadowed by trauma. Should they give the house a second chance or start afresh? Kirstie Allsopp and Phil Spencer help them decide.

Back in 2024, Kirstie Allsopp and Phil Spencer helped Stockport foster carers Jacqueline and Renee decide what to do about their extended six-bedroom home. A renovation hadn't solved their issues and Renee felt that starting again was their only option. Jacqueline, however, still had faith that the house could work - with a smart design from Kirstie to improve the flow and make use of wasted space. This edition looks back at their story before Phil catches up with the couple to see how they have been getting on.
