After a couple of record years, the L.A. luxury housing market is hit with a perfect storm: high interest rates, the ULA mansion tax and low inventory. Feeling the heat, Tracy Tutor takes on what should be an easy-to-sell beach house in Laguna, Josh Altman adopts a problem listing in the Crest streets and Josh Flagg tries to convince a friend to sell her dream property.

I Hate to Say I Told You So
Altman and Tracy must battle stubborn sellers as their high-end listings go nowhere in a spiraling market. Will Altman walk away from a client for the first time? Flagg finally convinces his client that he was in the right, but it might be too late.

Buyer's Remorse
Tracy attempts to rescue a pair of first-time home buyers who have buyer's remorse. Flagg's in the same boat as he visits the childhood dream house he purchased sight unseen. In Orange County, Altman is swimming in marble as he tries to move a mega-mansion in Pelican Crest.

Know When to Walk Away
Tracy deals with heartbreak in her personal and professional life; Altman bags a huge listing, but it comes with a side of headache; Flagg agrees to list a property in Trousdale for more than it's worth, which he quickly comes to regret.

A Tale of Two Listings
Flagg and Altman go head-to-head as they compete to sell their listings in Trousdale, but Flagg flips the game on its head when he falls in love with Altman's property; Tracey gets a sneak peak at a new Bel Air property that she'll do anything to win.

No Deal Is Easy
A three-way negotiation between Flagg, Tracy, and Altman goes nowhere, leaving Flagg without a house; Tracy goes against the odds to sell an unfinished masterpiece; Altman's protege turns a sweet deal sour.

A Day at the Roxbury
Tracy anticipates doing all the work when she agrees to a co-listing with Flagg; Altman looks to break records when he takes on the challenge of finding a buyer for an off-market property in Encino.

Mo' Mansions, Mo' Problems
Tensions boil over as the Altmans struggle with work-life balance, juggling L.A. properties and building out the Newport office; Altman works with a familiar face to bring a slice of Orange County to Beverly Hills.

You Splooge, You Lose
Flagg creates a marketing video with a special guest to promote the grand dame of historical estates in Pasadena; the Altmans announce the upcoming grand opening ceremony of their new office in Orange County; Tracy encounters an unexpected surprise.

Ending on a High
The Altmans' tensions boils over as Heather rushes to finish the Orange County office for their grand opening while Josh tries to hit their year-end goals; Flagg hosts a tour of his historic Pasadena estate; Tracy shows buyers there's more to high-end penthouse living than just the views.
